Roof Coatings & Roof Restoration in South Florida

Restoring the roof the building already has, instead of tearing it off — cleaned, detailed and recoated in a reflective system that stops water at the details where it actually gets in.

Roof coating systems

A reflective coating applied over a prepared existing roof, so a weathered but sound roof keeps working instead of going in a dumpster.

Surface preparation

Cleaning, drying and detailing the existing surface before anything is applied. A coating is only ever as good as what it is bonded to, and this is the step that gets skipped.

Details, curbs and penetrations

Parapets, drains, vents, pitch pans, equipment stands and HVAC curbs — where a roof actually leaks, and where a coating job is won or lost.

Ponding and drainage

Finding where water stands and why, and correcting it, rather than coating over the low spot and calling it finished.

Work around live rooftop equipment

Rooftop HVAC, condensers, satellite and equipment stands stay in service. The sequence around them is written into the scope rather than worked out on the day.

Reflective finish

A white reflective surface returns sunlight a dark, weathered roof absorbs and pushes into the building underneath it.

Common questions

Can a roof be coated instead of replaced?
Sometimes, and sometimes not. It depends on what is underneath the existing surface. Coating a wet or failed substrate buys a season and hides the problem, so the roof gets looked at before anything is quoted. If it needs to come off, we will say so.
Can you work over an occupied building?
Yes. This work is normally done above a building still in use with its rooftop equipment still running. Access, staging and sequencing go into the schedule rather than being dealt with as they arise.
Which standards do you work to?
Florida Building Code requirements, SSPC surface preparation standards, and OSHA-compliant fall protection on every crew.
Do you provide a written scope for board review?
Yes. We review the roof, make recommendations and submit a detailed scope and proposal for the board or property manager.

Who this is for
